A Turnkey Home Built
for How Families Actually Live

The Aishi Residence is a completed turnkey residential project designed and executed by Aaikya Architects on Bannerghatta Road, Bilekahalli, Bengaluru. Commissioned as a full-scope design turnkey engagement, the project encompasses architectural design, interior architecture, landscape design, and construction coordination — delivered under a single architect-led team.

Bilekahalli, situated along the Bannerghatta Road corridor in South Bengaluru, presents a distinct residential character — a maturing neighbourhood where contemporary homes sit alongside established tree cover and a quieter pace than central Bengaluru. The design of Aishi Residence responds directly to this context: generous openings oriented to maximise natural light, landscape elements that extend the interior into the outdoor zones, and a spatial strategy designed around the rhythms of daily family life.

The design process began with a detailed site analysis and lifestyle brief. The clients’ requirements were centred on a vastu-compliant spatial organisation, ample natural ventilation, a distinct separation between social and private zones, and integrated landscape that felt continuous with the interior rather than separate from it. These requirements shaped every decision from mass distribution to material selection.

As a turnkey project, Aaikya Architects assumed full responsibility for the architectural drawings, interior specifications, material procurement strategy, contractor coordination, and construction-stage oversight. This integrated approach ensured that design intent was preserved at every stage of execution — from structural casting through to final finishing and landscape installation.

Design Principles

Vastu Planning
The entire spatial organisation — from plot entry orientation to kitchen and master bedroom placement — was designed in accordance with vastu principles. Orientation, room adjacency, and threshold positions were all resolved through the lens of vastu science and contemporary spatial logic simultaneously.

Turnkey Coordination — Single Point of Accountability
As the design-turnkey architect, Aaikya managed all consultants, contractors and material vendors through a single coordination stream. This eliminated the gaps that commonly emerge between design intent and construction execution when multiple parties manage different scopes independently.

Interior Architecture from Day One
Interior architecture was not designed after the building was complete — it was an integral part of the design process from the concept stage. Ceiling profiles, material junctions, custom millwork positions, and lighting strategies were coordinated with the structural and MEP design to avoid retrospective compromises.

Contextual Material Palette
Materials were selected to respond to Bengaluru's climate and Bilekahalli's residential character. The palette prioritises thermal mass, natural finishes and durability — materials that age gracefully rather than demanding constant maintenance or losing their integrity over time.

Landscape as Interior Extension
The landscape design was conceived alongside the architecture — not added later. Entry court, rear garden and terrace planting were planned to be visible from key interior spaces, creating a visual and spatial continuity between the built form and the outdoor environment.
